Ryan Bosch, Principal at Arriba Capital, oversees transactions across the firm’s hospitality platform alongside the company’s partners. Operating in a fast-moving segment of commercial real estate where timelines are compressed and marketing expectations remain high, Bosch and the Arriba team needed a way to produce institutional-quality offering memorandums without building an internal design department or relying on outside agencies.

The Challenge

Like many boutique firms, Arriba handled all OM production internally. However, without an in-house graphic designer or dedicated marketing team, creating institutional-quality materials was difficult and time consuming.

Bosch explained that prior to Henry, the team relied on “a variety of different things” to build offering memorandums. The process involved stitching together multiple software platforms for presentation design, maps, Excel integrations, and graphics. At one point, the team was assembling OMs in Canva while separately managing Excel outputs and mapping tools. Bosch related that “getting models displaying correctly in Canva from Excel tables was a challenge. Doing custom maps was a challenge.”

Assembling a final OM often meant jumping between five or six different software solutions before compiling everything into a finished document. While the underlying underwriting and market analysis were strong, the final presentation process remained inefficient and difficult to scale. Bosch estimated that creating a comprehensive OM previously required roughly a full week of work.

Presentation quality was also an ongoing concern. Bosch explained that Arriba always had strong information in its materials, but lacked the visual polish typically associated with larger institutional firms. “We felt like we had good information in our OMs, but we needed to put it in a cleaner, better looking package,” Bosch related.

The Solution

Before adopting Henry, Arriba evaluated several AI-powered presentation tools, including general-purpose platforms. However, most solutions failed to integrate cleanly into commercial real estate workflows because they were not purpose-built for the industry.

Henry stood out because it directly addressed the operational realities of CRE deal marketing. Bosch explained that Henry was the first platform that “checked all the boxes.” Unlike generic presentation software, Henry was built specifically around real estate underwriting and OM production workflows.

The ability to generate presentations directly from Excel models eliminated many of the formatting and workflow bottlenecks the team previously faced. Henry’s built-in mapping and overlay capabilities also removed the need for separate mapping tools and manual design work. Bosch noted that “the maps and graphics and just being purpose built for real estate checked all the boxes.”

Rather than replacing Arriba’s underwriting process or investment narratives, Henry became the infrastructure layer that unified the firm’s existing workflows into a streamlined and scalable production system. The platform allowed the team to preserve its internal expertise while dramatically improving production efficiency and design quality.

The Impact

The most immediate impact was speed. What previously took roughly a week can now be completed in 24 to 48 hours, with Henry itself often generating the finished presentation in approximately eight hours once the underlying deal data is prepared. Bosch explained that “the big benefit to us is just speed and polishness of our OM.”

That acceleration materially changed how Arriba approaches deal marketing, particularly on smaller and time-sensitive opportunities. Bosch explained that “in commercial real estate, everything always seems to be needed yesterday.” In the past, many smaller transactions did not justify the operational burden of creating a fully comprehensive OM because the timeline moved too quickly relative to the amount of manual production work required.

Now, nearly every deal that leaves the firm includes a polished offering memorandum. Bosch related that “one of the big benefits for us with Henry was in the past, a lot of those smaller deals that were time sensitive—we didn’t have the time to put a comprehensive OM together.”

As a result, Arriba is consistently bringing more polished and easier-to-digest opportunities to the capital markets across both institutional and small-balance transactions. “That always helps,” Bosch noted. “It’s received better in the capital markets. We’re putting more well thought out deals in front of people—not that we weren’t before—but in a better, easier to digest package.”
